Position Summary:This position will be responsible for property operations; maintaining occupancy levels; ensuring positive tenant relations; managing a maintenance staff; handling tenant applications and re-certifications, collections, basic accounting, and complying with all reporting requirements.
Company Description:Cinnabar Commons is a residential condominium building with 245 unit affordable units on a four-acre site. The units are a mix of studios, one, two and three bedroom apartments and many of the lower units have porches with direct access to the street to create a sense of connection to the neighborhood.
Responsibilities:- Designs and implements marketing plans to improve and maintain occupancy levels.
- Maintaining awareness of competition and market conditions.
- Respond to calls, answer questions in regards to building policies and procedures from prospective tenants.
- Schedule apartment viewings, and provide applications to potential residents and ensure they are complete and accurate; track all documents as required.
- Responsible for applicant screening, maintaining files, leasing, move-in/out paperwork, initial and annual tenant certifications.
- Oversee income verifications, and credit/background checks on applicants.
- Prepare lease agreements and attachments.
- Make final determination as to acceptance/rejection of applications.
- Oversee completion of certification by assembly of raw materials (above) and completion of TICQ and TIC for tenant file.
- Stay current on all issues of compliance, for Federal ADA, Discrimination laws and program regulations with HUD and CTCAC policies and procedures.
- Oversee assisting of applicants in filling in CTCAC required and Novogradic-recommended forms.
- Provide building owners and supervisors with weekly vacancy reports.
- Bachelor’s degree
- Minimum of three years in property management; at least one year real estate marketing experience; at least one year of Section 42 Low Income Housing Tax Credit (“LIHTC”) compliance property work (or licensing can take place of this). Strong property operations knowledge.
- Proficient in Microsoft Windows, Excel, Word, etc.
- Certifications or credentials such as ARM, CPM, COS, or HCCP a plus.
- Strong communication, organizational skills, time management, negotiation, and attention to detail.
- Team player, dependable, flexible, and a self-starter.
- Ability to effectively coordinate, manage and prioritize multiple assignments.
- Ability to effectively handle difficult and sensitive issues, and maintains confidentiality.
